Anthem of Arizona: Commercial / industrial / high tech park
Location: Interstate 17 & Anthem Way; Phoenix, AZ
Client: Del Webb Corporation
Del Webb is the developer of this 5,800-acre master planned community in north Phoenix, which is located immediately south of New River. Gilmore Graves was retained to prepare a general development plan for the land areas on both sides of Interstate 17. Working with Del Webb staff and the real estate brokers marketing the industrial and commercial properties, Gilmore Graves assisted with the preparation of a potential list of users, including commercial, light industrial, and high tech/ research and development. With this list of users, we prepared a series of master plan options illustrating how these users could be placed along the interstate while also considering initial infrastructure improvements, buffers to the residential properties, and allowing flexibility for phasing. Del Webb has approved the new master plan, and Gilmore Graves is currently assisting with the rezoning and platting processes to implement the first phase of the master plan.
Lone Butte Industrial Park
Location: NEC of Interstate 10 and Maricopa Road; Chandler, Arizona

Gilmore Graves has been providing successful land planning and site planning services for Lone Butte for the past six years. Those services began with the preparation of a master plan for an 80-acre expansion to the existing industrial park that has since been developed as the "Lone Butte Business Park". The park is intended to attract commercial and high tech users seeking frontage along Interstate 10. Gilmore Graves has also prepared a new master plan for the entire 750-acre project area that realigns the existing Maricopa Road overpass into a standard diamond interchange. We have also recently been retained to prepare a master plan for another 260-acre expansion to the industrial park. Our ongoing services include working with the Lone Butte staff to prepare site plan studies for potential users, as well representing the staff when projects are processed for design approval.
Kayenta Business and Industrial Parks
Location: Intersection of US Highways 160 & 163; Kayenta, Arizona
Client: Kayenta Township Commission
Gilmore Graves has been retained by the Kayenta Township to assist with the master plan of the core commercial and industrial areas of the community. Since exercising their option for self-rule, Kayenta has begun the process to create a general plan for the community. Because of the current interest from commercial users seeking sites along the frontages of US Highways 160 and 163, Gilmore Graves was commissioned to prepare a development master plan which incorporates and enhances the existing commercial activities. In addition to the commercial interests, we were also authorized to prepare master plans for an approximate 240-acre industrial park and a 160-acre industrial park adjacent to their airport.
The Papago; Phases 2 & 3
Location: Phoenix, Arizona; SWC 43rd Ave & Papago Freeway (I-10)
Client: Catellus Development Corp. (Santa Fe Pacific Realty)
This 300-acre site has frontage located along the Papago Freeway. Gilmore Graves prepared the master plan for both phases, reflecting a variety of potential development that proposes multi-story office adjacent to the freeway, commercial/retail along 43rd Avenue, and a variety of industrial parcels for multi-tenant users up to large distribution users with rail service.
Universal Propulsion Company
Location: Lake Pleasant Parkway & Lone Mountain Road, Peoria, AZ
Client: B.F. Goodrich
Gilmore Graves was selected to prepare a master plan for a considerable-sized relocation of the corporation from their existing 80-acre site, to a 718-acre site in Peoria, Arizona. We worked very closely with the staff from Universal Propulsion Company (UPCO) to prepare the detailed and tailored master plan for this high-tech user that specializes in the production of energized materials for the transportation industries. We also assisted with the documentation for the rezoning of the property, and will serve as a member of the design team for the onsite improvements. Gilmore Graves is responsible for the landscape and irrigation design, trail system, and portions of the employee recreational amenities (yet to be designed), and will also provide field observation services to approve the installation of the project landscape.
99th Ave & Lower Buckeye
Location: NEC Corner of 99th Avenue and Lower Buckeye Road; Phoenix, AZ
Client: Landen Group
Gilmore Graves was selected to prepare a master plan for a 120-acre industrial park situated around the 40 acres located at the northeast corner of 99th Avenue and Lower Buckeye Road in Phoenix. The master plan has been designed to create large parcels in the initial phase with the possibility to subdivide at a later date for smaller users, aiding in the versatility of the site. Gilmore Graves is assisting the Landen Group with the rezoning of the property to Commerce Park with the General Commerce Park Option.
