Gilmore Parsons: Landscape Planning Project Types: Master Planned Communities

Cahava Springs
Location: North of Rockaway Hills Road & 32nd Street, Cave Creek, AZ
Client: Mark Stapp (Apache Springs Land, LLC )
Gilmore Parsons was selected to be a part of a larger design team providing land planning and landscape architectural services. This 960-acre site is situated in the northern portion of Cave Creek called for 220 lots averaging two acres, and 10 lots averaging approximately 18 acres. This high desert parcel has spectacular views over the Cave Creek valley to the south and Apache Peak to the north. Mark Stapp chose to preserve all the sensitive slopes, archeological sites, and native springs. Of the total project area, nearly 750 acres will remain in its native condition. Conservation easements and the outright dedication of open spaces to the Town of Cave Creek and the Desert Foothills Land Trust has created this very unique and unspoiled residential community. Site development will also include equestrian trails, hiking trails, and an education interpretive center.

Manistee Ranch
Location: SWC 51st Ave and Northern Ave, Glendale, AZ
Client: Manistee Investments
Gilmore Parsons was initially retained to prepare a master plan proposal for this 147-acre site near downtown Glendale. Based on the very positive response from the Sands family members and the City of Glendale, we assisted with the preparation of the general plan amendment and rezoning application for this residential mixed-use project. Following these approvals, we prepared the landscape documents for the entire streetscape, common area open spaces and trail network, entrance features, and perimeter screen walls. Gilmore Parsons has since been retained by Richmond American Homes to provide the landscape architectural services for the four super parcels that comprise the single family portion of this residential community.

The Groves at South Mountain
Location: SWC 28th Street and Baseline Road, Phoenix, AZ
Client: Richmond American Homes
Gilmore Parsons initially prepared the master plan and assisted with the rezoning effort to increase the density on this 45-acre site. There were some complex constraints involving potential 100-year storm flows through open spaces of the site. The streetscape had to incorporate the Baseline Road master streetscape theme adopted by the City of Phoenix. In addition to the master plan, our office prepared the landscape documents for the streetscape, common area open spaces, entrance features, and perimeter screen walls. We have since been retained by Richmond American Homes to provide the field coordination for the installation of the project landscape.

Caterpillar Proving Grounds
Location: Interstate 10 & Tuthill Road; Buckeye, AZ
Client: Caterpillar Inc.
This master planned community includes 8,600 acres situated at the south end of the White Tank Mountain Regional Park. Of the 8600 acres, only 5,700 acres are suitable for development due to the severe mountainous slopes. Gilmore Parsons prepared the master land use plan for the entire property and a detailed analysis for the first phase of development which could include 4,000 units. We were part of a project design team assembled to prepare a comprehensive evaluation of the development potential for the property. The resulting documentation was used to establish a market value for the property as well as attract a joint venture development partner.

The Alta Mesa Townhomes
Location: SEC McKellips Road & Higley Road; Mesa, AZ
Client: Maracay Homes
Gilmore Parsons initially prepared the master plan for this multi-family project, then assisted with the rezoning effort on this 12-acre site. Maracay requested that we include a gated entrance and open space network through the central areas of the community. In addition to the master plan, we prepared the preliminary plat, landscape documents for the entire streetscape, common area open spaces and trail network, entrance features, and perimeter screen walls. Gilmore Parsons has since been retained by Maracay Homes to provide the field coordination for the installation of the project landscape.

Grant Creek Village
Location: Missoula, Montana; NWC Grant Creek Rd. & I-90
Client: The Washington Companies; Missoula, Montana
Gilmore Parsons prepared a detailed development master plan and coordinated the entitlement process for this 64-acre mixed-use project in picturesque Missoula, Montana. The project is situated at the interchange of Interstate 90 and Grant Creek Road, approximately four miles from downtown Missoula and is a progressive step in the building and modernization of the town.

    Grant Creek Village consists of four sub-project areas:
  • The Towne Center, 13 acres: motel site, two fast food pads, convenience store with fuel islands, car wash, retail shops, and a small garden office complex.
  • The Commerce Center, 19.5 acres; motel site, family style restaurant, multi-tenant business park, and a mini storage complex.
  • The Cottonwoods, 11.3 acres; 102 unit multi-family apartment complex designed for future condo conversion. This is the first phase of construction which will be completed in September of 1992. Gilmore Graves provided the final architectural site plan and coordinated the preparation of the construction documents by the local architects and engineers.
  • Meadowbrook, 19.1 acres; 78 residential lots situated as the buffer between existing residential developments. The new zoning and subdivision permits a variety of unit types including single family, patio homes, and duplexes.
