Gilmore Parsons: Landscape Planning Project Types: Mixed Use Development

Coldwater Commerce Center: 73-acre mixed-use business park
Location: NWC El Mirage Road and Van Buren Street; Avondale, AZ

This mixed-use business/industrial park is situated along the south side of Interstate 10 at the northwest corner of El Mirage Road and Van Buren Street. Gilmore Parsons provided a variety of land use plans leading to a final subdivision design. In addition to the master plan, we prepared and processed the rezoning application for a planned area development for a mix of commercial (C-2), commerce park (CP), and light industrial (A-1). Gilmore Parsons will also prepare the landscape documents for the entry monumentation and streetscape.

Estrella Business Center: 35-acre mixed-use business center
Location: SWC Estrella Parkway and Elwood Street; Goodyear, AZ
Client: Kuma Development LLC & Christopher L. Walsh
This new business center is situated west of the Phoenix/Goodyear Airport, north of MC 85 along the west side of Estrella Parkway in Goodyear, AZ. Gilmore Parsons prepared the master plan and subdivision design for this mixed-use project. The owners were seeking the flexibility to draw flex-office and flex-industrial users and incorporate a retail outlet as an integral business function. Under a development rezoning, Gilmore Parsons drafted a new land use designation, business center, which was modeled after the City of Phoenix's Commerce Park.

McCartney Center
Location: NWC Interstate 10 & McCartney Road; Casa Grande, AZ
Client: Legacy Land Development
McCartney Center has been designed as a 300-acre mixed-use project that takes full advantage of the frontage along Interstate 10 and the expedient access to the adjacent interchange. In addition to 81 acres of commercial uses, the master plan includes multi-family sites, an elementary school, an open space network that unites all the development parcels, and approximately 190 acres of single family development. Gilmore Graves worked with Tom Eggert of Legacy Land to complete the text information and supporting exhibits for the planned area development application.
